This beautiful 6 bedroom, 4.5 bathroom, house features 2 Master suites with private baths. All bedrooms have cable TV/DVD players, lighted ceiling fans, alarm clocks and are tastefully decorated to appeal to both children and adults. Gather with friends and family in the fully equipped eat-in kitchen, elegant dining room, or in one of four inviting seating areas. Enjoy the custom game room with full seating area and central air, featuring a pool table, air hockey, a poker set, and PlayStation 2. Outside, enjoy the heated pool with spa and an oversized lanai. The private pool area is south facing ensuring full sun all day long.
This house includes a fully equipped kitchen with all appliances and utensils. There is also an espresso machine and a snow cone maker. Other amenities include a full size washer and dryer, central air and heat, an iron and ironing board, a blow dryer in every bathroom, towels and linens, local phone service, patio tables, and lounge chairs.
The house is located in the 24-hour security, gated resort community of Emerald Island. The playground and picnic areas are only two doors down from the house, and renters also have full use of the resort’s clubhouse, game room, pool, volleyball, and tennis courts.
There is a shopping plaza about a mile away, which has restaurants such as Red Lobster, Outback Steak House, Carrabba and Giordano Italian restaurants, Subway, a supermarket, a medical care facility, and a drug store.
Disney is about a 3-5 minute drive, Universal Studios and Sea World are about a 15 minute drive, Busch Gardens is about a 30 minute drive and the ocean is a 45-60 minute drive.

Hi there!
My family and I had an amazing time at the vacation home (Belle's Ballroom)! The house was beautiful, had everything we needed (even things we would never have thought we needed!) and it fit all 10 of us comfortably! We used Florida Sun Vacation Homes for our last trip (December 2006) and I can't say enough good things about our experience. We spent more money for this home ($2000/week for a 6 bedroom home with a pool, hot tub and game room in the Emerald Island community), but it was well worth it! The home was professionally managed by Florida Sun...our one small problem with the AC was immediately taken care of. The home itself was gorgeous and clean...inside and out. It was obvious that the owners spared no expense for the furnishings and the interior design. The pool and hot tub were accented with colorful fiber optic lighting, which made them both so pretty at night. Best of all, were literally 5 minutes from Disney World!

The Particular home we rented was great, would rent that home again in a heart beat. (Furnishings) Excellent. Service was good you took care of minor problems very quickly - pool too hot. Very timily repsonse. Like the system you have down with the lock box very convienent.

This unit has a departure cleaning fee of $145 and 13% tax.
3 night minimum stay required.
Speed Week (Feb. 14-26, 2011) has a 5 night minimum.
4th of July (June 27-July 9, 2010) has a 5 night minimum.
*HOLIDAYS listed have a 5 night minimum and are not applicable to 15% Off discount:
Thanksgiving (Nov. 20-28, 2010)
Christmas/New Year’s (Dec. 19-Jan. 4, 2011)
Easter (April 17-May 1, 2011)
New Year’s Eve - only 2 night minimum if Christmas is already reserved for this home.
Reservations can not be made more than 10 months in advance.
1. $250 reservation deposit required to hold the unit. (non-refundable)
2. Total rental payment is due no later than 6 weeks prior to arrival.
3. No refunds within 6 weeks of arrival.
4. $50 non-refundable “damage waiver” is due in lieu of holding a damage deposit. The damage waiver fee is included in the reservation total payment due 6 weeks from arrival.
5. A Rental Agreement will be emailed once reservation is made and must be completed, signed and returned by fax (or email scanned) within 3 days. All your paperwork is done upfront so that there are no registration forms or other check in requirements upon your arrival. Your party will check in directly to your vacation home without any need to visit our office at any time.
6. We use unique time sensitive keyless access codes for our homes. Your specific code will be included on your driving directions that we will email 7 days prior to your arrival. Please don’t use Map Quest or navigation – you will get lost!
7. Check in time is from 4 PM EST. Check out is no later than 10 AM EST.
8. Reservation can only be made by the credit card holder. Must be 25 years or older. Only the credit card holder can complete the reservation paperwork.
9. Absolutely No Pets and No Smoking inside property.
10. Maximum Occupancy (including infants) is limited to the “Sleeps Up To” amount stated above and is strictly enforced per local regulations and fire codes.
11. The spa is heated yearly. The pool is heated to 80-85° October through May.
12. A gas grill can be provided for $45 per week (delivered, clean, full of gas).
Regulations require grills to be used and kept outside the pool enclosure.
13. Last minute reservations or stays more than 2 weeks require a separate refundable damage deposit instead of a damage waiver.
14. Long term/monthly stays require a $500 reservation deposit. (non-refundable)
15. Prior to making your reservation: all rates are subject to change without notice.
